The purpose of the public meeting is to review an application for an Official Plan Amendment and Zoning By-law Amendment submitted by Rudy and Associates Ltd on behalf of Mr. Dan Henderson.

 

The subject lands are generally located south of Ardagh Road at the south end of Sedgewood Way. 

 

The property is legally described as Pt. Lot 4, Concession 13 and is located within the Ardagh Planning Area.  The property is known municipally as 233 Ardagh Road and has a total area of approximately 1.5 hectares (3.7 acres).

 

The lands are designated Future Urban with a Minister’s Deferral # 3 within the City’s Official Plan and are currently zoned Agricultural A zone in accordance with Zoning By-law 85-95.

 

The owner has applied to redesignate the subject lands from Future Urban to Residential and Environmental Protection Area and to amend the current zoning of the property from Agricultural A to Residential R2(SP-415) and Environmental Protection EP.  Development of the property would result in the creation of 5 additional residential lots with one retained lot and a block recognizing environmentally sensitive lands to be conveyed to the City. The R2 (Special) provision relates to a minimum lot area requirement of 750m2, which applies to single detached lots abutting EP lands.

 

The applicant proposes severance applications to create the 5 lots and a retained block.
