Cameron Sellers of Innovative Planning Solutions explained that the purpose of the public meeting is to review applications for an Official Plan Amendment and a Zoning By-law Amendment submitted by Innovative Planning Solutions on behalf of Advance Tech Developments. He explained that the lands are located on the north side of Blake Street between Steel Street and Johnson Street (Ward 1), are situated in the Codrington Planning Area and known municipally as 376 Blake Street with a total area of 0.4 hectares (1.2 acres). Mr. Sellers provided photographs of the subject property and the surrounding area. He described the existing site conditions and surrounding land uses. Mr. Sellers explained the development proposal for the site and the rationale for the proposed medium density zoning. He provided artistic renderings of the proposed buildings and reviewed the details of the proposed Official Plan Amendment and Zoning By-law Amendment including an outline of the requested zoning exceptions. Mr. Sellers listed the studies that have been submitted to the City in support of the application. He indicated that he believes the proposal is consistent with Provincial policy planning, the City of Barrie Official Plan and the City of Barrie Growth Management Study. He concluded by providing a summary of the proposal and his professional opinion with respect to the planning rationale associated with the applications.
